The Kuikahi Village Timeline and Other FAQs

The holiday season is almost upon us, which means that 2022 is rapidly coming to a close. There’s so much to be thankful for this year, and Alaula wants to give much mahalo to all of our community partners and the kama’aina who have helped us advocate for Kuikahi Village, which is nearing its final approval from the County as the year draws to an end.

“We are very excited to start the next phase of the Kuikahi Village neighborhood.  It has been a long journey but we have nearly made it through the entitlement process.  We have one more approval needed from the County.  But after that, we look forward to start taking applications from our local Maui families,” said Lawrence Carnicelli, Vice President of Alaula Builders.

Alaula Builders believes that homeownership should be attainable for all of our fellow Maui residents, and as such we are committed to providing high-quality, environmentally sensitive, 100% workforce communities to help our island kama’aina secure their future here on the Valley Isle—which means this might be a good time to go over the expected timelines for our newest infill neighborhood, along with some other general guidelines for the application process and overall eligibility.

Let’s review!

1) What is the expected timeline for Kuikahi Village to be built, when will you start taking applications and when will the lottery be held?

As of now, we’re hoping to complete the final approvals process with the Maui County Council before the end of 2022, and right after that we will start taking full applications from Maui families.  We should be able to start construction in the summer of next year and hold the housing lottery sometime in the spring. Of course, things are subject to change along the way, but Alaula will be sure to keep you apprised as we make our way towards gaining final approval from the county and putting shovels in the ground:

2) What kinds of homes will be available?

Kuikahi Village will feature several designs among its 202 total units for its selected residents to choose from (number of specific units listed in parenthesis):

  • Tiny Homes: 1 bed/1 bath, 370 square feet (28)

  • Condominiums: 2 bed/2 bath, 841 square feet (75)

  • Condominiums: 3 bed/2 bath, 1,059 square feet (45)

  • Duplexes: 3 bed/2 bath, 900 square feet (18)

  • Townhouses: 3 bed/2 bath, 1,120 square feet (14)

  • Live/Work units: 4 bed/2 bath, 1,860 square feet (16)

  • Single-family units: 4 bed/2 bath, 1,400 square feet (6)

3) Who is eligible to apply for the housing lottery?

Recall from our previous blogs and housing lottery for Hale Kaiola—which is humming along towards completion!—that all eligible applicants must either be a legal citizen or permanent resident alien of the United States and of Maui County, in addition to 18 years of age or older. Applicants will also need to possess a gross family income not exceeding 140% of the area median income (AMI, as established by HUD) nor assets that exceed the 140% threshold as well.

As the process moves along we’ll be sure to bring you more updates around pre-qualification and the housing lottery. For now, we’ll simply share our thanks and gratitude for being such a vital part of the process to bring affordable housing to the many deserving citizens of Maui Nui.
