Hawaiian Community Assets Can Help

Receive Free Education, Financial Counseling, and Financial Products to Position Yourself for Home-Purchase-Readiness

Alaula Builders has partnered with Hawaiian Community Assets (HCA) Homebuyer Program to help low-income and moderate-income families realize the dream of homeownership.

HCA’s HUD-certified counselors provide free tools and training to help folks qualify for affordable mortgage financing to buy homes. Owning your own home can be part of your family’s future.

How the Homebuyer Program Works

First Steps

Ready, set, go!

To apply for HCA’s homebuyer program, complete a client intake packet and submit the packet with copies of required documents, such as pay stubs, bank statements and tax returns. Once received, HCA counselors will enroll you in a homebuyer workshop.

Homebuyer Education

Free workshops lay the groundwork.
Certified trainers conduct 8-hour workshops covering family values, advantages and disadvantages of purchasing a home, spending and saving, credit and credit reports, qualifying for a home loan, the homebuying process, home maintenance, and surviving a financial emergency. Attendees receive HCA’s Kahua Waiwai Homebuyer Edition© handbook.

Pre-Purchase Counseling

What can I afford?

HCA’s certified counselors work directly with individuals and families to develop action plans that help each family start on a path to increase savings, pay down debt, and improve their credit. Counselors guide families’ progress and make referrals to programs for grants and loans for credit building/repair, down payment, and closing costs. A Mortgage Qualification Estimate is also used to help families identify an affordable monthly mortgage payment based on their current income.

Maui County requires the Homebuyer Education counseling program to be HUD-approved. A list of HUD-approved Housing Counseling Agencies is available here.

Down Payment Assistance

Grants Up to $7,500

HCA also partners with local banks and credit unions to offer up to $7,500 in additional down payment assistance grants.

Loans & Grants

Loans and grants to improve credit, reduce debt, or for down payment/closing costs

Counselors help qualified families apply for loans and grants through Hawaii Community Lending: loans up to $25,000 to build/improve credit or consolidate debt, loans up to $50,000 to Native Hawaiian homebuyers for down payment/closing costs, and grants up to $7,500 to low-income homebuyers for down payment/closing costs using a participating lender.

Mortgage Assistance

HCA counselors work with its loan fund, Hawaii Community Lending, to help families apply for affordable mortgage loans with down payment requirements as low as 0%.


To receive assistance, home buyers are required to complete an intake, workshop, and counseling.

Maui County Requires the Homebuyer Education Counseling Program to be HUD-Approved

A list of HUD-approved Housing Counseling Agencies is available here.

Applicants must complete these milestones in order to qualify.

All affordable housing sales application packages will be reviewed for completeness by the developer or its broker agents within one week of submittal. If your sales application package is determined to be incomplete or the information provided is insufficient in any manner, the sales application package will be returned within 24 hours of this determination. You may complete the missing information or documentation and resubmit up to the submittal deadline. If you do not submit a complete application to the satisfaction of the developer or its broker agents in a timely manner you may miss the opportunity to be eligible for the lottery and home selection and/or be eligible for the waitlist.
